About Peppers Mineral Springs Hotel
Originally built in 1935, Peppers Mineral Springs Hotel has evolved into a romantically elegant boutique hotel, restaurant and spa offering accommodation to visitors of Daylesford & Hepburn Springs for over 75 years.
The Mineral Springs Hotel is surrounded by picturesque gardens; most spectacular are the formal Italian gardens, complete with a manicured miniature hedge maze.
Elegant public spaces designed by Stuart Rattle feature bespoke fittings and furniture, polished wood, marble, parchment lighting and leather accenting original 1930’s feature detailing.
Featuring just 40 rooms, we highly recommend staying at the resort to make your weekend even easier and more indulgent. Concerts will take place in the main lounge of the resort and meals will be served in the Conservatory and the acclaimed Argus Dining Room.

Springs or Garden Classic Room – $290 per night
Ideal for shorter stays of 1 or 2 nights, these compact rooms are perfect for those that will be out and about during their stay and just need a good, comfy bed to sleep in at night. Each Springs and Garden Classic room has an ensuite with shower. Some of our Springs Classic rooms also feature a shared outdoor balcony overlooking the front gardens of the hotel.
Springs or Garden Spa Room – $350 per night
Slightly larger than the Springs and Garden Classic rooms, each Springs or Garden Spa room has a unique layout and size, most with balconies and bath-style spas in the ensuite. All Springs Spa rooms are decorated in the same rich warm tones found throughout the Springs rooms and the main hotel building.
Springs or Garden Deluxe or Springs Terrace Room – $410.00 per night
Springs and Garden Deluxe Spa Rooms sleep two people in a King or two single beds. Each Garden Deluxe Spa Room is furnished in a modern contemporary style with clean simple lines in neutral tones creating a feeling of space and warmth. For a touch of luxury, each Garden Deluxe Spa Room features a large two person aero spa behind sheer fabric curtains tucked in an alcove. These rooms also feature a balcony with outdoor setting and an ensuite with walk in shower.
Villa Parma – $275.00 per room/per night (doubles only)
The heritage listed four bedroom Villa Parma, built in 1864, offers a truly luxurious self-contained accommodation option for up to eight guests. The property is available to guests looking to enjoy the grand and nostalgic ambiance of this gracious Italian landmark at Hepburn Springs.
Villa Parma has been meticulously refurbished in a contemporary manner using traditional materials retaining its historic links to the past but sympathetically revived for a whole new generation of holidaymakers. Imported Italian fittings and fixtures embrace marble cobblestone tiles, indulgent touches of luxurious fabrics and plush rugs over original polished Baltic pine flooring, upholstered bedheads, luxury kitchen appliances and modish furnishings all complement the Italian-style 19th century property.
The front door of Villa Parma opens onto a grand dining room that features an antique oak dining table complete with French provincial style chairs, overhung by an elegant chandelier. Enhancing the rooms’ ambiance is an original hand painted over-mantel mirror imported from France and lime washed rendered walls with the buildings original finishes proudly retained. Nearby is the butler’s kitchen that has been warmly enhanced with timber joinery, white polished concrete bench tops and the modern amenities for those that wish to self-cater. Forming the heart of the upper floor is a spacious, yet cosy living room with large, deep leather sofas, French styled chairs, lavish rugs and modern entertainment systems.
The four bedrooms are beautifully appointed each with a luxuriously furnished ensuite finished with imported Italian marble cobblestone tiles. Two of the ensuites also feature a freestanding two person spa. The villa also offers a private garden with sauna and Al fresco dining area.
Garden Spa Villas: 1 bedroom – $530 per night or 2 bedrooms (up to 4 people) – $680.00 per night
Our luxurious Garden Spa Villas offer a self-contained option with expansive floor space over two levels. The lower level features a bedroom with King bed and two person Aero-spa, an ensuite with walk in shower and full laundry facilities. The open plan upper level features a well-appointed kitchen with every convenience, a comfortable lounge with deep leather sofas and undercover balcony with day bed, perfect for relaxing with a glass of wine. Rustic, patina surfaces coexist with layers of texture from plush rugs to soft fur bed throws. Located ~250m from the main hotel building with convenient parking right outside, the Villas offer the privacy of self-contained accommodation with four-star hotel facilities and services at your fingertips.
Two bedroom villas are perfect for two couples, a family, or group of friends. The lower level includes a full kitchen and dining room with stainless steel appliances, a bathroom with spa and the second bedroom which can be configured as either 1 x King bed or 2 x singles. Upstairs the open plan lounge and bedroom feature polished timber floors, deep leather sofas and a cosy wood fire.
